Joy Construction was founded in 1968 by Joy Rampy. Her son, Sid, grew up in the business and has led it for decades. Every home Joy Construction builds carries the family name — and Sid has never forgotten what that means.
We don't build for volume. We build for families. That's why we work with a select number of clients each year, why every project has a dedicated project manager, and why our clients refer their children to us when it's time for them to build.

hear most often.
How long does a custom home build take?
Most custom home builds with Joy Construction take 10–16 months from signed contract to certificate of occupancy. Timeline varies based on the size and complexity of the home, site conditions, and permitting. We give you a realistic timeline at the start and keep you updated throughout — no surprises at the end.
Do I need to already have land?
No. Some clients come with land already secured, others need help finding the right lot. We can assist with land sourcing in Brunswick County and across the NC coast — it's often one of the first conversations we have.
What if I'm not local? Can you build my home remotely?
Yes. A significant portion of our clients are relocating from out of state — particularly from New York, New Jersey, and the northeast. Your dedicated project manager will keep you updated with photos, calls, and consistent communication throughout the build. You don't need to be on-site to stay in the loop.
What does the design deposit cover?
The design deposit initiates the design phase — where you work with our team on blueprints, finishes, fixtures, and every detail of the home. It's a commitment to the process, not the final contract. Nothing gets locked in permanently until you're fully satisfied with the design.
How do I know my budget won't go over?
We provide detailed, transparent cost estimates before anything is finalised. We've been doing this for 57 years — we know what things cost. Our clients regularly tell us we delivered on what we quoted. We don't low-ball to win the job and make it up later.
Are you only building in Brunswick County?
Brunswick County and the surrounding NC coast is our primary market — Sunset Beach, Ocean Isle Beach, Calabash, Leland, and surrounding communities. We've also built across broader North Carolina. Contact us to discuss your specific location.
